Q&A: How to determine a property’s value when making an offer?

Property investor and author Peter Yee answers your questions about the property market.

Q: In the course of your property investment activities, it must be very useful to know the movements of prices. How do you find out about, say, previously transacted prices or data on prices? Or do you go on gut feel for what you think a property is worth? For example, how do we really know if prices are going up or going down?

A: In property investment, it is almost impossible to know the details of all property price movements.

When you are focused in a particular territory or type of property, you will know the property price movements in your area over a period of time.

In the course of my property investment, I check property market prices in my focus area regularly from signboards, property agents, the newspapers and websites. I get to know transacted prices from my property agent, valuer and banker contacts.

Property prices are affected by depreciation/appreciation of money (Ringgit). When the real value of money (Ringgit) depreciates, the property price will increase and when the real value of money (Ringgit) appreciates, the property price will decrease.

The price of a property is also affected by economic GDP growth, employment rates, interest rates, liquidity in the financial system and sentiments.

I do not use gut feeling on a property’s worth but reasoning and a calculator. I calculate a property’s potential capital gain and rental yield.

The property’s potential capital gain is affected by the timing of entry/exit, location and usefulness of the land.

Rental yield of a building depends of its rental income and purchase price.

Rental Yield = [(Monthly rental) x 12 divided by purchase price] x 100%.

Tourism & Leisure will play a vital role in igniting regional awareness of Medini and Iskandar Malaysia.

Catalytic projects such as LEGOLAND® Malaysia are projected to make regular visitors of Singaporeans and Malaysians as well as attracting tourists from around the world. This synergistic harmony will benefit visitors to the region and the parks themselves.

More lies in store for visitors. Iskandar Malaysia has been designed as a holistic tourism destination: there is something for everyone. Adjacent to LEGOLAND® Malaysia is a 2 million sq. ft. mall that will house a LEGOLAND theme hotel and hundreds of retail stores, there are 17 golf courses in the region as well as spas and wellness attractions. Retail therapy can be found in abundance, led by Johor Premium Outlets, a shopping complex that boasts 80 designer and name-brand outlet stores.

The Healthcare & Wellness cluster is anchored by Gleneagles Medini Hospital, a name synonymous with excellence in its field.

Healthcare & Wellness in Malaysia is a billion dollar industry projected to grow. It is this economic potential that has led the Malaysian government to position healthcare as one of the country’s 12 National Key Economic Areas (NKEAs). At the same time, there are a lot of spillovers of what Singapore companies want to expand or companies which want to come to Singapore but can’t quite fit in Singapore and I think Iskandar offers prime opportunities for them,” he said. “As long as the Malaysian government link-up Iskandar with Singapore, there could be good prospects from Singapore’s point of view. We are very happy that it is going to succeed,” he said. He hoped that the wellness development project would become an “oasis” to the people not only from Malaysia and Singapore but also from all over the region to recharge their “batteries” to enjoy and to absorb the spirit of wellness.
